Should I Repair Or Replace My Roof?

Should I Repair Or Replace My Roof?

As a homeowner, it’s common to pay the least amount of attention to the part of the home that provides the most coverage: the roof. But ignoring roof issues can be costly, as smaller roofing problems almost always turn into something bigger and more expensive. Many roof issues can be taken care of with a simple repair, while more significant damage could mean a total roof replacement. So, when should you repair or your replace your roof?

When To Repair A Roof

It’s no secret that a complete roof replacement is a major undertaking, yet sometimes it’s the only option for severely damaged roofs. But if your roof still has some years on it, and the damage is minimal, roof repairs may make more sense.

Missing / Damaged Shingles

If you notice a handful of shingles have been blown off during a recent windstorm, it’s relatively simple to replace them. However, when your roof starts to look like a patchwork quilt of old and new shingles, a more permanent solution may be a better option. Wind damage is often covered by your homeowner’s insurance as well, so those repair costs could be offset by your insurance.

Leaks Around Vent Pipes, Boots & Chimney Flashing

A common area for roof leaks is around vent pipes/boots and around chimneys. If your roof is still fairly new (less than 12 years) and you experience a leak around a pipe collar or around the chimney, this is a relatively easy fix. We can replace the wood under the boot, put an ice and water rubber membrane around the boot to prevent leaking in the future, and replace with fresh shingles. If your chimney is leaking, we can remove the flashing, replace the wood and reflash the area.

A Small Damaged Area

If there is a small portion of your roof that has been damaged, patching it could be an effective option compared to a full replacement. RoofBoyz, LLC has over 15 years of experience completing roof repairs that preserve the structure of the roof and help to avoid more significant issues down the line.

When To Replace A Roof

Sometimes, a simple repair is just not enough to take care of a serious issue. Your roof may experience severe damage that can’t be fixed with a simple repair. If your roof falls into one of these categories, it may be time to plan for a roof replacement. Our roof replacements come with excellent warranties that will give you peace of mind for years to come.

Significant Storm or Wind Damage

A major hurricane or storm can wreak havoc on a roof. If your roof has suffered damage during a storm and you notice visible signs of water damage in your attic or in the interior of your home, it may mean your roof is beyond repair. Large holes or other damaged areas that leave your roof exposed to the elements will usually require a new roof.

Age

Even if your roof seems to be problem free, the age of your roof plays a huge role in deciding on whether you need to repair or replace your roof. Depending on the type of roof you have, your roof has a lifespan of anywhere between 15-30 years. If you’re five years from (or beyond) the maximum life expectancy of your roof, replacing it now can save you problems and stress in the future.

Unpleasant Appearance

As a homeowner, it’s not every day you get a close up look at the condition of your roof. The next time you are doing routine maintenance on the home, give your roof the once-over. If it’s looking old and worn, especially compared to the roofs of the neighbors, it may be time for a roof replacement even if there aren’t any apparent signs of damage.
